What happened to the exterior of the building?
Tremont Tower went through a remodeling project that included stucco repairs, window and door sealants, balcony restoration and updated paint design.
Does Tremont Tower recycle?
Yes! In mid-2017, Tremont Tower started a recycling program, so in addition to the trash shoots available on each floor, we added a recycling bin that is collected weekly and processed separately from the common trash disposed via the shoots. Residents are encouraged to join in the efforts to save the planet!
What’s the owner occupancy rate?
The owner occupancy rate changes monthly as units are sold or rented. It currently (April 2021) stands around 71% owner occupied.
What insurance are residents required to have?
Residents are required to maintain insurance for the contents of the unit including glass and windows, additions and improvements to the unit, decorations, furnishings, and personal property to the extent not covered by the insurance obtained by the homeowners association. Each unit owner is also responsible for personal liability insurance to the extent not covered by the liability insurance association’s policy.
Is there a manager on site?
Tremont Tower has a full-time manager on site. The manager’s office is in the building lobby, and the hours are 8:30 A.M. – 5:00 P.M. Monday through Friday
What parking is available for visitors?
There are four spaces available next to the building entrance on Yupon Street. In addition, street parking is permitted on the 3300 block of Yupon.
What do the maintenance fees (HOA) cover?
- On-site Manager
- Building exterior and common areas maintenance
- Common area insurance
- Water, trash , sewer
- Basic cable
How much is HOA at Tremont Tower?
The HOA monthly due is calculated based on the year's expenditure forecast. The total amount is then divided to each unit based on their square footage. Currently (2021) the HOA is $0.42/ft
What amenities are there in the building?
The Tremont Tower has an on-site manager, controlled access garage and lobby, bike storage, fitness facility, swimming pool, a dog run area and bbq grill and expansive common areas with reading and lounging spaces. Visit our Amenities page for more information.
How many parking spaces are assigned to a unit?
A unit is provided one parking space for each bedroom in the unit. The HOA has additional spaces available that are rented to residents who need additional parking spaces at $50/month.
What is the building policy regarding pets/dogs?
Each unit may have up to two (2) small domestic animals such as birds, dogs, and cats. Dogs may not exceed 50 pounds each. Certain breed restrictions apply.
Is Tremont Tower an apartment building?
The Tremont Tower is a mid-rise condominium with individually owned units. Some owners choose to rent their units. For more info on properties available for sale or rent you can check our listings page.
What’s the move-in/out procedure?
Move-ins:
- Schedule an orientation with the property manager at (713) 533-9224
- Fill out the move-in form
- Reserve the freight elevator (at least 48hrs before)
- The moving company must provide the manager with an insurance certificate
- Pay security deposit of $200(fully refundable to cover eventual damages and cleanup if needed) + $50 (non refundable to help cover preparation work such as paperwork, walk-throughs, padding elevator etc)
- Conduct a common area walk through with the property manager as soon as your movers arrive.
- Get set up with our management company to pay HOA via their portal
- Fill out all forms and register all residents
Move-outs:
- Fill out the move-out form
- Reserve the freight elevator
- Pay security deposit of $200(fully refundable to cover eventual damages and cleanup if needed) + $50 (non refundable to help cover preparation work such as paperwork, walk-throughs, padding elevator etc)
- Conduct a common area walk through with the property manager after your movers have left the building.
Please note that:
- Move-ins/outs can only be done using the freight elevator
- Move-ins/outs can only be done Monday through Friday from 8:30a-4:30p (Saturday/Sunday and Office Holidays Excluded)
- Move-ins/outs are provided on a first-come, first-serve basis.
- A fine of $250 will be assessed to the homeowner for any move-ins/outs that are not scheduled with manager or for anyone using the front elevator for moving.
Are there any units for sale or lease at Tremont Tower?
The units at Tremont Tower are individually owned and from time to time they go on the market for sale or for lease. Check out our listings page.
Can condos at Tremont be rented for short term (i.e Airbnb, VRBO etc)
No! Our bylaws require a minimum of 12-month lease approved by management upon background checks.
